Settled

Pay your subs.
Sign your waivers.
One screen.

Settled moves construction loan draws between lenders, builders, and subs. Every dollar carries its paper — lien waivers, invoices, audit trail — so the chain stays clean.

Built for the Bitterroot Valley first — Florence, Hamilton, Victor, Stevensville, Corvallis, and Missoula. Then the rest of Montana, then the Mountain West.

How it works
Step 1

Verify in two minutes

Phone-only sign-up. Real KYC through our bank-grade processor. No password to forget.

Step 2

Link your bank

Link via Plaid in under a minute. Settled never sees your bank login. Move money from any U.S. checking account.

Step 3

Pay or get paid

ACH lands next business day. Lien waivers, receipts, and the paper trail land with it.

For subs & trade pros

Hand out one phone number

No new accounts to set up for every GC. They text you the link, you tap to verify, you get paid.

Sign on the job site

No 40-minute drive to the title company. Draw your signature on your phone. The statutory Montana release language, filled in and signed in seconds.

Free forever for subs

Subs never pay Settled. The GC and the lender carry the cost — they're the ones lien risk hurts.

For GCs, owner-builders & lenders

Pay anyone with a phone

The first time a sub gets a payment from you, they verify in two minutes. After that, every future payment to them is one tap.

Waivers attached automatically

When you tick 'require waiver,' the sub gets a signing link after ACH clears. No paper folder, no chasing, no draw delays.

Audit-ready bundle

Every draw produces one PDF the lender can drop into Built or AppFolio. Same workflow they already trust — minus the title-runner.

Questions we get from the trades

Is my money safe?

Yes. Payments move on the same ACH rail your bank uses, through Dwolla — a regulated U.S. money-services business with a 15-year track record. Settled never holds your funds; money goes account-to-account. We're not a bank, we're not your bank's competitor — we're the pipe that makes the payment legible.

How fast does it land?

Same-business-day initiation, next-business-day in your account for standard ACH. We hand the payment to the rail the moment the GC taps Pay. We're not sitting on it. Most subs see funds the morning after the GC submits.

What if the ACH bounces?

If a payment is returned (closed account, NSF, wrong routing), the GC sees it immediately and can re-send. Because the lien waiver is signed AFTER the money clears, a bounced payment never traps you into having released rights for funds you didn't receive.

Do I have to install an app?

No. Settled runs in your phone's browser. Tap the text, tap to verify once, you're done. Add it to your home screen if you want — works the same as an app, without the App Store.

Who sees my bank info?

Only you. The GC paying you sees your name and phone — nothing else. We never expose account numbers, masks, or institution names to a counterparty. When you connect your bank through Plaid, Settled receives a token, not your password.

What if I don't sign the waiver?

You keep the money either way. The waiver isn't a gate — it's a record. If you don't sign, the GC's bank doesn't get the standard release form, and you keep all lien rights for that work. Most subs sign because their GC's next draw depends on it; that's the GC's problem to solve with their bank, not yours.

Where do you work?

Bitterroot Valley first — Florence, Hamilton, Victor, Stevensville, Corvallis — plus Missoula and the rest of Ravalli and Missoula counties. Then outward across Montana and the Mountain West. Anywhere a community bank lends into residential construction, Settled fits.
