Settled is a payments platform for residential construction lending. ACH between any two parties, with an optional unconditional lien-waiver release captured after the money clears. Built for the trades — the subs, the GCs, and the community banks lending into builds in the mountain west.

What we do

Construction draw payments move through a paper-check and title-runner workflow that hasn't meaningfully changed in 40 years. GCs lose Friday afternoons to driving, subs wait weeks for cleared checks, and banks lose visibility into whether their collateral is at lien risk.

Settled digitizes the sequence end-to-end. ACH initiates the moment a payer taps Pay. One business day later, the rail reports the transfer cleared and the payee signs an unconditional release confirming receipt. The signed release lands in the same audit trail the bank already trusts — one PDF per draw cycle, ready for the lender of record.

We're narrow on purpose: residential construction lending in Montana, Idaho, and Wyoming first. Community banks dominate construction lending in this region; lien-waiver statutes are permissive; project values support the economics. Other verticals and geographies are downstream of nailing the wedge.

How we operate

  • Subs pay nothing, ever. Subcontractors are users, not customers. Pricing falls on the GCs and the lenders who benefit from lien-risk reduction.
  • We are not a bank. ACH rails are operated by Dwolla, a regulated U.S. money-services business. Bank verification by Plaid. Settled never holds your funds — money moves account to account.
  • The waiver is post-payment, unconditional. Money first, signature second — the only legally clean way to read an unconditional release.
